Tenants
Under the Tenant Fees Act 2019, the only payments we or a landlord can ask a tenant for in connection with a tenancy in England are:
- Rent.
- A refundable tenancy deposit, capped at 5 weeks' rent where the annual rent is under £50,000 (6 weeks' if £50,000 or more).
- A refundable holding deposit to reserve a property, capped at 1 week's rent.
- Payments to change the tenancy when requested by the tenant, capped at £50 (or reasonable costs if higher).
- Payments for early termination when requested by the tenant.
- Utilities, communication services, TV licence and council tax where the tenancy says so.
- A default fee for late rent (interest capped at 3% above the Bank of England base rate, after 14 days) or for replacing a lost key or security device (reasonable costs).

Buyers and sellers
We do not charge buyers. Sellers' fees are agreed in writing before we market a property.
